Deep Cleaning & Restoration

My grout has turned dark and splotchy. Is it permanent, or can it be cleaned?
In many cases, that dark discoloration is a buildup of "mop water residue" dirty water that has settled into the porous grout over time. Our deep-cleaning process uses localized heat and specialized extraction to lift those contaminants. If the staining is chemical or deep-seated, we offer Color Sealing to return the floor to a perfectly uniform, like-new appearance.
How long does a professional tile and grout cleaning take?
For a standard kitchen or large master bathroom, the process typically takes 3 to 5 hours. This includes pre-treatment, agitation, high-pressure extraction, and drying time before we apply the final protective seal. We work with precision to ensure we aren’t just "in and out," but that the job is done to a like-new standard.

Grout Repair & Re-Grouting

Can you fix grout that is cracking or crumbling in my shower?
Yes. Cracking is often a sign of house settling or moisture getting behind the tile. We don't just "smear" new grout over the old; we carefully remove the compromised material and replace it with high-quality, durable grout. This prevents water from reaching your subfloor and causing much more expensive structural damage.
Is it possible to replace a single cracked tile without tearing out the whole floor?
Absolutely. If you have "attic stock" (spare tiles from the original install), we can surgically remove the damaged tile and the surrounding grout, install the replacement, and match the new grout to your existing floor. It’s a cost-effective way to save a floor that otherwise looks great.

Grout Sealing & Color Sealing

How long will the sealer last on my floors?
While general cleaners might use a cheap "splash-on" sealer that wears off in months, our professional-grade sealants typically last 3 to 5 years on floors, depending on traffic and maintenance. Our premium Color Sealing can last even longer with proper care.
Why didn't my tile installer seal the grout when it was first put in?
Most installers don’t seal grout because new grout needs to cure for 48 to 72 hours before it can accept a sealer. By the time it’s ready, the installers are usually on their next job site. This leaves your brand-new grout vulnerable to dirt and spills from day one—which is why many of our customers call us shortly after a new installation.

Can you remove the mold and mildew from my shower grout?
Yes. Mold thrives in the porous environment of damp grout. We use professional-grade antimicrobial cleaners and high-temperature steam to kill the spores at the root. Once cleaned, we recommend sealing or re-caulking to ensure the moisture can no longer penetrate those areas.

Maintenance & Expectations

How soon can I walk on my floors after they are serviced?
You can typically walk on the floors with clean socks within 30 to 60 minutes of us finishing. However, we recommend keeping pets and liquid spills away for 24 hours to allow the sealants to fully cure and provide maximum protection.
Is your process safe for pets and children?
The safety of your home is our priority. We use pH-neutral, professional-grade cleaning solutions that are effective on dirt but safe for your family once dry. Unlike some "big-box" cleaners that may leave behind harsh chemical residues, our extraction process ensures your floors are clean, neutralized, and safe.
